By-law 2025-098: Residential Tenancies By-law

The Residential Tenancies By-law 2025-098 updates local rules to give renters more notice and protection from unfair evictions. This by-law works alongside the Ontario Residential Tenancies Act, 2002, setting clear standards for the relationship between you and your landlord or tenant within the City of Wrenford.

What the by-law does

The updated rules require landlords to provide longer notice periods before ending a tenancy for non-renewal reasons. It also strengthens the process for handling rental disputes and ensures that all eviction notices follow strict formatting and delivery requirements. The changes are designed to keep your housing stable and prevent sudden displacement.

Who it applies to

This by-law applies to you if you are a landlord or tenant renting property in Wrenford, including basement suites, secondary suites, and detached rental homes. It does not cover student residences owned by post-secondary institutions or long-term care facilities.

Fines and enforcement

If you are a landlord and fail to provide the required notice periods or issue improper eviction notices, you can be issued a provincial offence ticket. Fines start at $500.00 for a first offence and go up to $2,500.00 for repeat violations. You can report violations to By-law Enforcement or learn more on the appeal process page.

Effective date and changes

The by-law took effect on June 10, 2025. It amends the previous Residential Tenancies guidelines and updates the rental registration requirements listed in the City's housing standards. A certified copy of the full by-law is available from the Clerk's office at Wrenford City Hall.
