By-law 2025-059: A by-law to amend Zoning By-law 2016-040 (Mercer Street Mixed-Use)
Purpose
This by-law changes the rules in our Zoning By-law 2016-040 so a new mixed-use building can be built at 100 Mercer Street. It fits with the City's plan to grow and strengthen our downtown core near the Tamsin River.
What it does
It allows buildings at this specific address to be taller and contain more floors than the standard zone rules usually permit. This supports the City's goal of adding more housing and retail space in the heart of the city. The change only applies to the property at 100 Mercer Street. It does not change zoning for your home or other businesses in the area.
Who it applies to
The property owner and any future developers planning work at 100 Mercer Street. If you live or work nearby, this by-law does not change the rules for your property.
Fines and penalties
This by-law does not set any fines or penalties. It simply updates the zoning map and text for one property.
When it takes effect
The by-law will take effect as soon as it is signed by the Mayor and the City Manager.
What it amends
This by-law amends Zoning By-law 2016-040. It does not repeal any other by-law.
Access to the by-law
A certified copy of the full by-law is available for review at the City Clerk's office at Wrenford City Hall, 100 Mercer Street, during regular business hours.
