By-law 2025-050: A by-law to amend Zoning By-law 2016-040 (Part-Lot Control Exemption - 88 Mill Street)

What this by-law does

By-law 2025-050 grants a part-lot control exemption for the property at 88 Mill Street. This means the City is allowing the owner to divide the existing lot into two separate residential lots without going through the full zoning amendment process.

Who it applies to

This exemption applies to the property located at 88 Mill Street in the Old Mill neighbourhood. It also applies to the two new residential lots that will be created once the subdivision is finalized and registered with the Ontario Land Registry.

Fines and penalties

This by-law itself does not set fines. However, all future development on the new lots must still follow the rules in Zoning By-law 2016-040. If you build without the right permits or ignore zoning rules, you could face fines under that by-law.

When it takes effect

By-law 2025-050 took effect immediately when Council passed it on April 28, 2025.

What it amends

This by-law amends Zoning By-law 2016-040. It adds 88 Mill Street to the official schedule of properties exempt from part-lot control, allowing the legal division of the land.
