By-law 2025-041: Development Charges By-law 2025-041

This by-law establishes the current development charge rates that developers pay when constructing new housing in Wrenford. The funds collected go straight into the City's development charge reserve account. These reserves pay for the capital infrastructure needed to support new residents, such as parks, community centres, libraries, water and wastewater systems, and local roads.

Under the Ontario Development Charges Act, 1997, the City is allowed to charge developers for the cost of new infrastructure. This by-law sets the specific rates for each type of residential building, including single-detached homes, secondary suites, and multi-unit dwellings. The rates are reviewed regularly to ensure they match the actual cost of building and maintaining services for growth.

Anyone applying for a building permit to construct new residential units must pay these charges. The City does not issue a building permit until the full development charge is paid. There are no fines in this by-law, but failure to pay will delay your permit.

This by-law took effect on March 24, 2025, following final reading at the regular Council meeting on that date. It replaces the previous rate schedule and updates the City's approach to funding growth. A certified copy is available for review at the City Clerk's office at Wrenford City Hall, 100 Mercer Street, or through the online by-law database.
