By-law 2025-097: A by-law to amend Zoning By-law 2016-040 (development of a mixed-use building at 45 Mercer Street)
This by-law amends the City of Wrenford Zoning By-law 2016-040 to permit a mixed-use building on the property located at 45 Mercer Street in the Downtown neighbourhood (Ward 1). The amendment updates the zoning designation for the site to allow a combination of residential and commercial uses, supporting the City's goal of building vibrant, walkable neighbourhoods in the downtown core.
The by-law applies to the property owner and any future developers or contractors working on the site. Anyone planning to build or renovate on the property must follow the updated zoning rules, secure the necessary building permits, and meet all applicable engineering and safety standards. Neighbouring property owners were able to review the proposed changes and provide feedback during the public consultation period before the by-law was adopted.
This by-law takes effect on August 1, 2025. It amends the existing Zoning By-law 2016-040 and does not repeal any other legislation. Non-compliance with zoning rules is a violation of the Planning Act, 2001, and may result in fines or enforcement action by the City.
