By-law 2025-060: A by-law to amend Zoning By-law 2016-040 (Tamsin Street Residential)
By-law 2025-060
Passed by Council: May 12, 2025
This by-law updates the Zoning rules to allow a specific property to be split into two separate residential lots. It ensures that any future building on the new lots follows the city's site plan rules.
What the by-law does
The main change allows the property at 45 Tamsin Street to be subdivided into two residential lots. Before this change, the zoning rules did not permit splitting the land in this way. The by-law also sets clear conditions for how the new lots will be created, including required setbacks, lot sizes, and access to Tamsin Street.
Who it applies to
This by-law only affects the property at 45 Tamsin Street in the Downtown neighbourhood. It does not change zoning rules for other parts of the city.
Fines and penalties
Breaking the rules in the Zoning By-law 2016-040 can result in fines. If you build without the right approvals or do not follow the site plan control requirements, you may face fines of up to $50,000.00 under the Municipal Act, 2001. By-law Enforcement Officers can also issue orders to stop work or fix violations.
When it takes effect
The by-law came into effect immediately after it was passed by Council on May 12, 2025.
What it amends
This by-law amends the Zoning By-law 2016-040 to add a new zoning schedule and modify the permitted uses table for the site. It does not repeal any existing by-laws.
