By-law 2025-058: A by-law to amend Zoning By-law 2016-040 (Ambrel Lake Park Affordable Housing)
Purpose
This by-law changes the Zoning By-law 2016-040 to allow a new affordable rental housing project at Ambrel Lake Park. The goal is to add 80 units of housing for residents who need help with rent costs, while keeping the park's natural features intact.
What it does
The amendment allows builders to construct up to 80 rental units in the designated area near the park. It also grants specific exemptions from the usual density limits and design rules. These changes let the project include more green space and accessible pathways without needing a separate variance application. The development must follow the City's standard building safety codes and must not block public access to the boardwalk or picnic shelters.
Who it applies to
This rule applies to property owners, developers, and housing providers who want to build on the site at 1350 Ambrel Lake Road. It does not change the rules for other neighbourhoods or parks in Wrenford.
Fines and penalties
If a builder ignores the zoning changes or fails to follow the approved plans, the City can issue fines under the Planning Act. The maximum penalty is $50,000.00 for each day the violation continues, plus any costs the City spends to fix the problem.
When it takes effect
The by-law took effect immediately after Council passed it during the meeting on May 12, 2025. Any new building permits for this site must be applied for under the updated rules.
What it amends
This by-law amends Schedule A and Section 4.2 of Zoning By-law 2016-040. It does not repeal any existing sections.
