By-law 2025-078
Passed by council: June 9, 2025
Purpose
To amend the Zoning By-law to allow for increased residential density on the property located at 88 Mill Street.
What it does
This by-law updates the map and text in Zoning By-law 2016-040. It changes the zoning designation for the lot at 88 Mill Street so that a higher number of residential units can be built. The update adds rules for site plans to make sure new buildings fit the neighbourhood and follow city standards for parking, landscaping, and building height.
Who it applies to
The by-law applies to the property owner at 88 Mill Street, future developers, and City planning staff who review building and zoning permits. It does not change rules for neighbouring properties.
Fines and penalties
Violating a zoning by-law can lead to fines under the Planning Act, 2019 and the Municipal Act, 2001. Standard penalties apply if you build without a permit or do not follow the approved plan. City by-law officers can issue fines or order work to stop until the rules are met.
When it takes effect
The by-law takes effect immediately upon its passage on June 9, 2025, and is recorded in the City's official records.
What it amends
This by-law amends Zoning By-law 2016-040. It does not repeal any existing by-laws.
A certified copy of this by-law is available from the Clerk's Office at Wrenford City Hall, 100 Mercer Street.
