By-law 2025-073: A by-law to amend Zoning By-law 2016-040 (rezoning of property on Corvid Way)

This by-law changes the zoning rules for a property located at 45 Corvid Way in the Railside neighbourhood. It updates the Zoning By-law to permit a multi-unit residential development on the site. The new zoning matches the goals of the Official Plan, which encourages higher-density housing near transit and services.

What this means for you

If you own the property at 45 Corvid Way, you can now apply for a development permit to build a multi-unit home. Any construction must follow the Ontario Building Code and the requirements in the Zoning By-law. If you are a neighbour, you may be notified about the application as required by provincial law.

When it takes effect

The by-law took effect immediately after Council passed it on May 26, 2025, at the Council meeting, May 26, 2025. It amends Zoning By-law 2016-040 and does not repeal any existing sections.

Fines and enforcement

Developing without the proper zoning or permits can result in fines under the Planning Act, 2019. By-law Enforcement Officers monitor compliance across the city.
