By-law 2016-040: Zoning By-law
This by-law sets out how land in Wrenford can be used and developed. It divides the city into zoning districts—such as residential, commercial, industrial, and parkland—and lists what you can build in each area. It also covers setbacks, building heights, parking requirements, and driveway access.
If you plan to build a new structure, add a secondary suite, install a driveway, or change how a property is used, you must follow this by-law. Any changes to the road edge, including curb cuts and sidewalks, fall under this by-law and the Building Permits. Properties located in a heritage conservation district will also need a heritage alteration permit. If you are applying for a secondary suite, you will need a police security clearance for every adult living in the home and proof of liability insurance.
This by-law applies to all property owners, developers, and contractors working within city limits. It took effect after council passed it on March 28, 2016, and it replaces older, separate zoning rules with one clear, consolidated document.
Violations are handled under the Provincial Offences Act, with fines up to $50,000 for individuals. If you disagree with a zoning decision made under this by-law, you can appeal to the Ontario Land Tribunal within 20 days of receiving the decision.
A certified copy of this by-law is available for review at the Clerk’s office, located at Wrenford City Hall, 100 Mercer Street, or by calling 519-555-0100. For more details on zoning rules, visit our Zoning page.
