By-law 2026-028: A by-law to amend Zoning By-law 2016-040 (permitted uses at 45 Mercer Street)

Purpose

This by-law changes the zoning rules for a specific property in the Downtown neighbourhood. It updates the Zoning By-law 2016-040 so that a home-based business can operate at 45 Mercer Street.

What it does

Residential properties in Wrenford are generally not allowed to run businesses from home. This amendment adds a specific exception for the lot at 45 Mercer Street. It allows the property owner to use part of their home for a small business, provided it stays within the limits set out in the Zoning By-law. The business must not change the residential character of the street, must not create excessive traffic or noise, and must follow all other existing zoning rules.

Who it applies to

This by-law applies only to the property at 45 Mercer Street. It does not change the rules for your home or other properties in the area.

When it takes effect

The amendment took effect on March 9, 2026, the day Council passed it. If you are the property owner and plan to start a home-based business, you will still need to check if a business licence or other permits are required under the Business Licences.

Fines and penalties

This by-law does not set any new fines. However, running a business without following zoning rules or without the required permits can lead to fines under the Municipal Act, 2001. For more information on zoning rules, visit our Zoning bylaws and land use page.
