By-law 2026-009: A by-law to amend Zoning By-law 2016-040 (rezoning of 45 Tamsin Street)
This by-law updates the City of Wrenford Zoning By-law 2016-040 to change the rules for the property at 45 Tamsin Street. The main goal is to let you add a secondary residential unit, often called a secondary suite, to your lot. This change supports the City's goal of adding more rental housing options in established neighbourhoods without changing the look of the street.
Under the new zoning rules, you can apply for a building permit to create a self-contained living space inside your existing home or in a new detached garage suite. The secondary unit must meet all Ontario Building Code standards for safety. This includes proper fire separation, an emergency exit, and minimum ceiling heights. The by-law also requires you to register the secondary suite with the City and follow the Residential Tenancies Act, 2006, if you plan to rent out the space.
This by-law applies only to your property at 45 Tamsin Street. It does not change the rules for neighbouring lots. If you move forward with construction, all standard development charges and building permit fees still apply. Breaking the updated zoning rules can lead to fines under the Zoning By-law, as well as orders to stop work or remove unapproved structures.
The by-law takes effect immediately after Council approved it on February 9, 2026. It amends Schedule A of Zoning By-law 2016-040 to show the new zoning category for the property. A certified copy of the full by-law text is available at the Clerk's Office, City Hall, 100 Mercer Street, during regular business hours.
