By-law 2026-090: A by-law to amend Zoning By-law 2016-040 (laneway housing on 12 Mercer Street)
Purpose
This by-law updates the Zoning By-law 2016-040 so you can build a laneway home at 12 Mercer Street. The change brings the property in line with the City's updated housing design standards.
What it does
The amendment allows a secondary dwelling unit in the laneway behind the existing house. It sets out size limits, parking rules, and design requirements that match the City's goal of adding more affordable housing options. The property must still meet all other zoning rules, including setbacks and height limits.
Who it applies to
This change applies directly to the property at 12 Mercer Street. If you own a home in the same zone, you can check the Zoning bylaws and land use page to see if laneway housing is already allowed in your neighbourhood.
Fines and penalties
Building a laneway home without the proper permits or ignoring the new design rules can lead to fines. Under the Ontario Building Code and the Municipal Act, 2001, unpermitted work or non-compliance may result in stop-work orders and monetary penalties. Always confirm your plans with the Planning and Development department before breaking ground.
When it takes effect
The by-law took effect immediately when Council passed it on July 13, 2026. You can apply for a building permit through the Building Permits office as soon as your plans meet the updated standards.
What it amends
This by-law amends Zoning By-law 2016-040. It does not repeal any existing sections, but adds a specific provision for 12 Mercer Street to override standard laneway restrictions for that lot.
A certified copy of By-law 2026-090 is available at the City Clerk's office at Wrenford City Hall, 100 Mercer Street, during regular business hours.
