Zoning bylaws and land use

Learn how Wrenford’s zoning rules shape neighbourhoods, what your property can be used for, and how to check your zone or report a concern.

Check your property's zone

Every parcel of land in Wrenford has a specific zone attached to it. You can find out which zone applies to your property by using the City's online mapping tool. If you need a printed map or a written confirmation, visit the Planning & Development desk at Planning & Development. A formal zoning information request costs $25.00. You can also email [email protected] with your address and what you need.

How the rules work

Zoning is how the City turns the vision in our Official Plan into clear rules for your street. It tells you what you can build on your property, how large a building can be, and what kinds of businesses or homes are allowed in each area. The City of Wrenford Zoning By-law 2016-040 splits the city into land use districts, such as residential, commercial, industrial, and mixed-use. Each district lists three categories of activities:

  • Permitted uses that can happen without extra approval
  • Conditional uses that need a permit or a review
  • Prohibited uses that are not allowed in that area

These rules work alongside the Official Plan, which sets the long-term direction for housing, transit, and community growth. The by-law makes sure new buildings match the neighbourhood's character and that infrastructure like roads and sewers can handle the change.

Need a change or a variance?

Sometimes a property needs a small flexibility in the rules. If your lot does not meet a standard size or setback requirement, you can apply to the Committee of Adjustment for a minor variance. They meet the third Wednesday of each month and review applications based on established criteria. For larger changes that would rewrite a section of the by-law, property owners can propose a zoning amendment. The City reviews these proposals with the community and makes a final recommendation to Council.

Report a zoning concern

If you see a building, business, or land use that appears to break the rules, the City's By-law Enforcement team investigates. You can report a concern by calling 311 or emailing [email protected]. Development Compliance Officers will check the property's permit history, visit the site, and contact the owner. Most issues are resolved through education and voluntary compliance. If a violation continues, officers can issue tickets or orders to stop the work.
