By-law 2026-013: A by-law to amend Zoning By-law 2016-040 (rezoning of 22 Water Street)
This by-law updates the City of Wrenford Zoning By-law 2016-040 to allow a home occupation at 22 Water Street. If you own or rent this property, you can now run a small business from your home, provided it follows the rules in the by-law.
The main changes add a specific zone change for this address. It permits a home occupation that does not create traffic, noise, or parking problems for neighbours. The business must stay inside the home, use no more than twenty per cent of the floor space, and not sell hazardous materials. Workers may not exceed two people besides residents, and deliveries must not use heavy trucks.
This by-law applies only to the property at 22 Water Street in the Riverside Flats neighbourhood. It does not change the rules for other homes in the area. If you plan a home business elsewhere, you still need to check your neighbourhood's zoning and apply through the Planning & Development department.
There are no fines attached to this specific by-law. However, all home occupations must still follow the City's property standards and noise by-laws. If you break those rules, standard enforcement fees and fines will apply.
The by-law was passed by Council on February 9, 2026, and takes effect immediately. It amends the zoning map and text of Zoning By-law 2016-040. A certified copy is available for review at the City Clerk's office, open Monday to Friday, 8:30 a.m. to 4:30 p.m., at City Hall.
