By-law 2026-079: A by-law to amend Zoning By-law 2016-040 (Transit-Oriented Development Corridor)

Purpose

This by-law amends the City's Zoning By-law 2016-040 to support the approved transit-oriented development plan for the downtown corridor. The changes are designed to make the most of our public transit network while encouraging new, mixed-use buildings and increasing housing density near transit stops.

What the changes mean for you

The updated zoning rules allow for taller buildings and a mix of residential and commercial spaces along the main transit route. Developers and property owners in the designated corridor can now apply for higher density approvals, and the City will review applications with a focus on walkability and access to transit services. These changes align with the City's long-term growth strategy and support the vision for a more connected, vibrant downtown.

Who it applies to

The amendment affects property owners, developers, and businesses located within the designated transit corridor in the downtown area. It does not change zoning rules for properties outside this corridor.

Enforcement and fines

All existing zoning by-law provisions remain in force. Work done without the required permits or in violation of the new zoning rules is subject to standard enforcement action, including fines under the Provincial Offences Act, 1990.

When it takes effect

This by-law comes into effect on the day it is passed, June 8, 2026, unless a different date is specified in the text.

What it amends

This by-law amends Zoning By-law 2016-040 to update district regulations, permitted uses, and density allowances for the transit-oriented development corridor.

A certified copy of this by-law is available for review at the Office of the City Clerk, 100 Mercer Street, Wrenford, ON N4Q 1A1, during regular business hours.
