By-laws passed in 2026

A by-law granting a part-lot control exemption at 15 Mill Street to allow a single lot to be divided for new housing.

By-law 2026-086: A by-law to amend Zoning By-law 2016-040 (part-lot control exemption on 15 Mill Street)

By-law 2026-086 gives property owners at 15 Mill Street a way to divide a single lot into two separate pieces for new housing. Usually, splitting a lot in Wrenford requires a full part-lot control review under the Planning Act, 2001. This by-law exempts the specific property at 15 Mill Street from those standard rules, making the process faster and simpler.

The exemption allows the lot to be split into two buildable parcels. This supports the City's goal of adding more housing options in established neighbourhoods. The new lots must still follow all other city rules, including the Zoning By-law 2016-040, the Building Code, and any necessary servicing agreements.

This by-law applies only to the property located at 15 Mill Street. If you own the property or plan to buy it, you must register the new lot titles with the Ontario Land Registry Office before building. Failing to do so can result in standard municipal fines and stop-work orders.

The by-law takes effect immediately after Council passes it at third and final reading. It amends the part-lot control regulations in the Planning Act, 2001, as they apply to this specific address. It does not repeal any existing city by-laws.

A certified copy of By-law 2026-086 is available at the Clerk's Office in City Hall. You can view it in person during business hours or ask the staff for a copy. For more information about zoning changes and land division, visit the Planning & Development department page.
