By-law 2024-115: A by-law to amend Zoning By-law 2016-040 (Victoria Hospital Lands Phase Two)

This by-law changes the rules in Zoning By-law 2016-040 so you can build a new mixed-use project on the second phase of the former hospital lands. The amendment updates the zoning map and text to allow a combination of residential and commercial spaces in that area.

What it does

The update allows higher density housing and retail or office spaces on the site. It also sets out design standards, parking requirements, and green space ratios that any future construction must follow. These changes align the land use with the City's long-term growth goals.

Who it applies to

The rules apply to property owners, developers, and contractors working on the second phase of the hospital site. Anyone applying for a building permit or site plan approval in that zone must follow the new standards.

Fees and fines

This by-law does not create new fees or fines for you. Standard application fees still apply under By-law 2025-151: Fees and Charges By-law. If you violate zoning rules, you could face enforcement action or fines under By-law 2019-112: Property Standards By-law and the Zoning By-law 2016-040.

When it takes effect

The by-law takes effect immediately after Council approved it on September 23, 2024. Any development applications you submit after that date must meet the new requirements.

What it amends

This by-law only modifies specific sections of Zoning By-law 2016-040. It does not repeal the original by-law or any other municipal regulations.

A certified copy of the by-law is available from the Clerk's Office at City Hall, 100 Mercer Street, Wrenford, ON N4Q 1A1, Monday to Friday, 8:30 a.m. to 4:30 p.m.
