By-law 2024-026: A by-law to amend Zoning By-law 2016-040 (rezoning of 14 Mercer Street)

This by-law changes the zoning rules for the property at 14 Mercer Street in the downtown area. It updates Zoning By-law 2016-040 so the site can be used for a mixed-use building. This means you can build commercial space on the ground floor, like a shop or café, and add residential units on the upper floors. The amendment sets clear rules for building height, setbacks from the street, and on-site parking so the new structure fits well with the surrounding downtown grid.

This by-law applies to the property owner, any developers planning work at 14 Mercer Street, and City staff who review building and development applications. It does not create new fines or fees. Any future development will follow the standard permit requirements and development charges listed in the Fees and Charges By-law 2025-151.

The by-law takes effect on the day it was adopted by council, February 26, 2024. It amends the zoning map in Schedule A of Zoning By-law 2016-040 to show the updated designation for the lot. No other by-laws are repealed by this amendment.
