By-law 2024-103: A by-law to amend Zoning By-law 2016-040 (property at 12 Westbrook Drive)

This by-law changes the zoning rules for the property at 12 Westbrook Drive in the Westbrook neighbourhood. It allows the owner to build a small accessory dwelling unit, such as a basement apartment or a detached garden suite, on the same lot as the main house.

Even with this change, the property stays in a residential zone. You will still need to apply for a building permit through Planning & Development before starting any construction. All new suites must meet the Ontario Building Code, which covers things like fire safety, ceiling height, and ventilation. If you plan to rent the space, you must also follow the Residential Tenancies Act.

Standard penalties apply if you build a suite without the proper permits or ignore zoning rules. You can find details on construction noise bylaws and nuisance complaints on our site.

The by-law took effect immediately after council passed it on August 12, 2024, during the Council meeting, August 12, 2024. It amends Zoning By-law 2016-040 to add a specific exception for this lot. A certified copy of the by-law is available for public review at the Clerk's office, located at Wrenford City Hall, 100 Mercer Street. You can call 519-555-0100 to ask about inspection schedules or permit applications.
