Committee of Adjustment meeting, September 18, 2024
Attendance
The meeting began at 6:00 p.m. in Committee Room 2, Wrenford City Hall, 100 Mercer Street. Present were the Chair, the Vice-Chair, and three members. City staff included Farid Haddad, Secretary-Treasurer of the Committee, and Elena Petrova, Senior Planner. This meeting was not livestreamed.
Delegations
Two members of the public spoke during the public comment period. A resident from the Benchlands neighbourhood addressed the committee regarding the proposed rear-yard extension. Representatives from a downtown engineering firm also provided a technical update on the Tamsin Street site plan.
Reports and Decisions
The committee reviewed four applications and appeals under the Planning Act. Each item is summarized below.
- Minor Variance at 45 Mercer Street — The applicant requested a variance to extend a front porch three metres into the required front yard setback. The committee found the design compatible with the heritage character of the street. Carried.
- Consent at 12 Tamsin Street — The owner asked to sever the rear portion of the lot to create a separate address for a new secondary suite. The committee confirmed the severance meets the Official Plan and will not overburden local services. Carried.
- Zoning Enforcement Appeal at 88 Mill Street — The property owner appealed a compliance order regarding an unpermitted fence that exceeded the height limit. After reviewing the site measurements, the committee upheld the original order. Carried (3–2).
- Minor Variance at 15 Mill Street — The applicant sought approval for a 3.2-metre garden shed in the rear yard, slightly exceeding the standard height restriction. The committee determined the structure would not block neighbouring sunlight or views. Carried.

No by-laws were passed at this meeting. The Committee of Adjustment makes recommendations and grants approvals under the Planning Act; only City Council passes municipal by-laws.
