Committee of Adjustment meeting, April 17, 2024

Attendance

The Chair, the Vice-Chair, and three members were present. The Secretary-Treasurer, Farid Haddad, and a Planner from the Planning and Development department supported the committee.

Delegations

A resident from the Railside neighbourhood spoke in support of a lot severance application. A representative from a local consulting firm also appeared to discuss a variance request for a commercial property on Corvid Way.

Reports and decisions

The committee reviewed several applications under the Planning Act and reviewed the City of Wrenford Official Plan. You can read the full staff reports on the Committee of Adjustment page.

1. Application 24-088: A request for a minor variance to allow a rear deck to be placed 0.5 metres closer to the side property line than the zoning by-law permits. The committee found the variance meets the four tests in the Planning Act. The application was approved and the decision was carried by a majority vote.

2. Application 24-102: A request for a consent to sever a portion of land to create a third lot. The planner confirmed the property meets all servicing and access requirements. The committee approved the severance and the decision was carried unanimously.

3. Application 24-115: An appeal of a property standards notice regarding an unpermitted fence. The applicant provided evidence that the fence meets the height limits and does not block sight lines. The committee found the notice was issued in error and the appeal was allowed. The decision was carried.

4. Application 24-129: A request for a minor variance to permit a detached garage workshop to exceed the maximum height limit by 30 centimetres. The committee determined the structure would cast a shadow over a neighbouring park and would not be compatible with the neighbourhood character. The application was refused and the decision was defeated.
