Reports and decisions

The Committee reviewed several applications for minor variances and consents. Each item was discussed based on the Planning Act criteria, including compatibility with the neighbourhood, lot size, and height or setback rules. You can review the full application details online. Here is what you need to know about the decisions:

  • 45 Mercer Street: A minor variance was approved to allow a fence to be built slightly closer to the side property line than the zoning rules normally permit. The applicant agreed to install a privacy screen. Carried 4-0. The decision takes effect once all appeal periods expire.
  • 12 Tamsin Street: A minor variance was approved to permit a rear deck to extend two metres further back than the standard rear yard setback. The Committee noted the deck would not block sunlight to the neighbouring yard. Carried 4-1. The decision takes effect once all appeal periods expire.
  • 88 Mill Street: A consent to sever a small portion of the rear lot was approved. The separated parcel will be used for a new driveway and landscaping. Carried 4-0. The decision takes effect once all appeal periods expire.
  • 301 Church Street: A minor variance was approved to widen a driveway apron at the front of the property. The Planner confirmed the change would improve traffic flow without affecting the sidewalk. Carried 4-0. The decision takes effect once all appeal periods expire.
  • 50 Fallsview Road: A minor variance was approved to allow a commercial sign to project slightly beyond the permitted projection limits. The applicant will use non-illuminated materials. Carried 4-0. The decision takes effect once all appeal periods expire.

No by-laws were passed at this meeting. The Committee of Adjustment recommends decisions to the City Council, which passes all by-laws.
