Committee of Adjustment meeting, November 20, 2024

Attendance

The meeting began at 6:00 p.m. on Wednesday, November 20, 2024, in Committee Room 2 at Wrenford City Hall, 100 Mercer Street. The Chair led the session. Five residents appointed by Council attended, including the Chair, the Vice-Chair, and three other members. The Secretary-Treasurer of the Committee and a Planner were also present to support the proceedings. This meeting was not livestreamed.

Delegations

Two residents spoke during the public comment period. One applicant presented a brief on a proposed minor variance for a backyard deck expansion in the Benchlands neighbourhood. A second resident raised a question about sightlines near a new driveway apron in the Northgate area.

Reports and decisions

The Committee reviewed several applications under the Planning Act. Each item was discussed, considering the official plan and zoning requirements. You can find the full list of decisions below.

  • Application for a minor variance at 42 Mercer Street to allow a front-yard setback reduction. The applicant demonstrated that the change would not impact the streetscape or neighbouring properties. The motion to grant the variance was carried unanimously.
  • Application at 15 Tamsin Street to increase the height of a detached garage slightly beyond the standard limits. Neighbouring property owners expressed concerns about shading and drainage. After reviewing the engineering report, the Committee determined the proposal did not meet the four tests for a minor variance. The motion to deny the application was carried.
  • Application at 88 Mill Street to permit a small addition to a heritage character building. The Planner confirmed the design aligns with the heritage conservation guidelines and the official plan. The Committee approved the variance to allow the expansion. The motion was carried.

By-laws

No by-laws were passed. The Committee of Adjustment reviews individual applications and makes recommendations; only Council can pass by-laws.

Adjournment

The meeting concluded at 7:15 p.m. You can appeal any of these decisions within thirty days of the meeting date.
