Delegations
Two residents made presentations. One speaker from the Kingfisher neighbourhood addressed the panel regarding a proposed fence height variance for a backyard renovation. Another resident from the Benchlands area spoke about a minor variance application to operate a small craft workshop within a residential home. The committee listened carefully to both presentations before moving to the formal agenda items.
Reports and decisions
The Committee of Adjustment reviews applications for minor variances to the Zoning By-law 2016-040 and consents to divide land. All decisions are guided by the Provincial Planning Statement and the City of Wrenford Official Plan. The committee reviewed three applications during this session:
- Backyard Deck Variance (Riverside Flats): An application was made to build a deck slightly higher than the standard limit. The committee approved the variance, noting that the design matches the existing property and will not block neighbours' views. Carried.
- Home Business Variance (Railside): A request was reviewed to operate a small craft workshop in a residential home. The committee approved the application with clear conditions to limit customer traffic and keep the space strictly for the homeowner's use. Carried.
- Green Space Reduction (Northgate): A request was made to reduce the required backyard green space for a property. The committee deferred this decision pending a revised landscape plan from the applicant that better meets the official plan standards. Defeated.
You can appeal committee decisions to the Ontario Land Tribunal within twenty days of the meeting. All personal information shared during the session is protected under the Municipal Freedom of Information and Protection of Privacy Act (MFIPPA).
By-laws
The Committee of Adjustment does not pass by-laws. It only makes decisions on minor variances and consents, which are then forwarded to City Council for final approval if required.
Adjournment
The meeting concluded at 7:15 p.m.
