The Secretary-Treasurer, Farid Haddad, and a Planner from the Planning & Development department also attended. This meeting was not livestreamed.
Delegations
Three delegations spoke before the Committee. A resident from the Old Mill neighbourhood asked about a fence variance. A representative from a local engineering firm requested a consent to sever a rear lane lot. A contractor from the Benchlands area asked about a minor variance for a deck height.
Reports and decisions
The Committee reviewed several applications under the Planning Act, 2001. Here is what you need to know about the decisions made today:
- Water Street minor variance: The Committee reviewed a request to reduce the front yard setback by 0.5 metres. The Planner noted the change fits the existing streetscape and does not affect neighbours. The motion to approve the variance was carried unanimously.
- Northgate lot severance: A delegation requested a consent to create a rear laneway suite. The Planner confirmed the lot meets the size requirements and the design follows the Official Plan. The Committee approved the consent with the condition that a right-of-way agreement be registered. Carried unanimously.
- Mercer Street patio: The Committee considered a request to extend a patio onto a portion of the public sidewalk. The Planner confirmed the patio meets the required clearances for pedestrians and does not block driveways. The motion to approve the site plan was carried 4-1.
- 42 Mercer Street rezoning: A request to rezone a property was discussed. The Planner noted the proposed use aligns with the downtown mixed-use zone. The Committee recommended approval to Council. Carried unanimously.
- Westbrook fence height: The Committee reviewed a minor variance application for a rear fence height on a residential lot. The Planner confirmed the variance is within the permitted range under the Zoning By-law. The motion to approve was carried unanimously.
By-laws
No by-laws were passed. The Committee of Adjustment does not pass by-laws. It recommends decisions to Council or registers consents and variances under the Planning Act, 2001.
Adjournment
The meeting adjourned at 7:45 p.m.
