Committee of Adjustment meeting, March 20, 2024
Attendance
The meeting began at 6:00 p.m. on Wednesday, March 20, 2024, in Committee Room 2, Wrenford City Hall, 100 Mercer Street. The Chair presided over the session. The Vice-Chair and three other appointed resident members attended. Staff included the Secretary-Treasurer of the Committee and a Planner.
Delegations
A resident from the Old Mill neighbourhood spoke in support of a minor variance application for a rear deck extension. A representative from a local property management company addressed the committee regarding a consent application for a secondary suite.
Reports and decisions
1. Minor Variance for Rear Deck Extension (45 Mercer Street)
The applicant requested a minor variance to allow a rear deck to extend 0.5 metres beyond the required rear yard setback line. The Planner reviewed the site conditions and confirmed the change would not negatively impact neighbouring properties or the public interest.
Decision: The application was approved. Carried.
2. Consent to Create a Secondary Suite (88 Mill Street)
The applicant sought consent to create a legal secondary suite in the existing basement of a heritage home. The Planner noted that the suite meets all zoning and fire safety requirements, and the proposal aligns with the City's housing strategy.
Decision: The consent was approved. Carried.
3. Appeal of Property Standards Notice (12 Tamsin Street)
The property owner appealed a notice requiring repairs to a side fence. The owner argued that the fence was built by a previous owner and should not be their responsibility. The Planner explained the owner's duty to maintain the property under the Property Standards By-law.
Decision: The appeal was dismissed. The notice stands. Carried (3-2).
4. Minor Variance for Front Yard Setback (150 Ambrel Lake Road)
The applicant asked to reduce the front yard setback by 1.2 metres to place a new driveway closer to the street. The Planner confirmed the reduced setback would not block sightlines or affect drainage.
Decision: The application was approved. Carried.
By-laws
No by-laws were passed. The Committee of Adjustment reviews applications and recommends decisions to the applicant; it does not pass municipal by-laws.
Adjournment
The meeting adjourned at 7:45 p.m. If you need a copy of these minutes or want to learn more about how the Committee handles property applications, you can contact the City Clerk's office or visit the Committee of Adjustment page.
