Reports and decisions

The Committee of Adjustment handles requests for minor variances and consents under the Planning Act. You can find more details about how the process works on the main page. Here is what was decided at this session:

  • Minor variance for fence height at 45 Mercer Street – The application asked to build a fence slightly over the height limit in the front yard. The Committee found the variance would not block views or create safety issues for pedestrians. Carried.
  • Consent to sever a lot at 12 Tamsin Street – The owner wanted to split the property into two separate lots. Staff confirmed the lots meet zoning rules, have proper access, and will not strain city services. Carried.
  • Minor variance for a rear yard setback at 88 Mill Street – The proposal asked to build a deck closer to the back property line than allowed. Neighbours raised concerns about privacy and drainage. The Committee decided the impact on adjacent properties was too great. Defeated.
  • Consent for a parking reduction at 150 Ambrel Lake Road – The applicant requested fewer parking spaces than the zoning by-law requires. The site is close to transit and the Committee agreed the reduction would not cause problems for visitors or residents. Carried.
  • Minor variance for a front yard porch at 42 Mercer Street – The applicant asked to extend a porch into the required front yard space. The design matches the existing home and does not affect traffic or sightlines. Carried.

Remember that the Committee of Adjustment only makes recommendations. You can check the meeting schedule to see how they vote on your application.

No by-laws were passed. The Committee of Adjustment does not have the power to pass by-laws. Only Council can pass by-laws and official plan amendments.
