Committee of Adjustment meeting, September 17, 2025
Attendance
The meeting began at 6:00 p.m. in Committee Room 2, Wrenford City Hall, 100 Mercer Street. Members present were the Chair, the Vice-Chair, and three members. One member sent regrets. Staff present included the Secretary-Treasurer of the Committee and a Planner. This meeting was not livestreamed.
Delegations
A resident from the Northgate neighbourhood spoke in support of a minor variance application, explaining how the change would help their family stay in the area. A representative from the Downtown Wrenford Business Improvement Area provided background on commercial zoning guidelines and traffic patterns.
Reports and decisions
The Committee reviewed five applications under the Planning Act and the Zoning By-law 2016-040. Here is what they decided:
- Application to subdivide a property on 45 Mercer Street. The Committee recommended approval with conditions to preserve the mature tree line along the rear lot line. Carried unanimously.
- Application for a minor variance to allow a secondary suite in a heritage home on Mill Street. The Committee approved the variance, noting the suite meets accessibility standards and will not change the street-facing appearance. Carried 4-1.
- Application to extend a non-conforming fence height on a residential lot in Westbrook. The Committee denied the request, citing neighbourhood character guidelines that keep sightlines clear for drivers and pedestrians. Carried unanimously.
- Request for a consent to create a new driveway access on Corvid Way. The Planner recommended approval subject to sightline improvements. The Committee approved the consent so the resident can install a safer entrance. Carried 3-2.
- Application to rezone a commercial property on Water Street for mixed-use development. The Committee deferred the matter to the next meeting for additional engineering review to check water and sewer capacity. Carried unanimously.

No by-laws were passed. The Committee of Adjustment makes recommendations to Council, which is responsible for passing all by-laws. If you need to check past decisions or file a new application, visit the Committee of Adjustment page.
