The Committee of Adjustment reviewed five development applications, approving four minor variances and one consent to sever a property.

Committee of Adjustment meeting, March 19, 2025

Attendance

The meeting was held at Committee Room 2, Wrenford City Hall, 100 Mercer Street. Five residents appointed by Council attended: the Chair, the Vice-Chair, and three members. The Secretary-Treasurer of the Committee and a Planner from the Planning & Development department attended as staff.

Delegations

A resident from the Benchlands neighbourhood appeared to request a minor variance for a fence height adjustment, explaining that the change would improve visibility for children playing nearby. A representative from a local development group spoke in support of a proposed rear lane access, noting that the addition would help meet growing demand for garden suites without increasing street parking pressure.

Reports and decisions

Application for a minor variance at 45 Benchlands Drive to allow a detached accessory building slightly over the height limit. The Chair noted the structure would not impact neighbouring sunlight or privacy, and staff confirmed it met all zoning intent. Carried 4-0.

Application for a consent to sever a portion of the property at 120 Corvid Way for a future lot. The Planner confirmed that servicing, drainage, and zoning requirements were fully met. Carried 3-1.

Application at 88 Mill Street to permit a rear laneway garden suite. Members discussed traffic calming measures on the lane and recommended a condition for a shared driveway agreement. Carried 4-1.

Application at 22 Albert Street to allow a partial lot control exemption for a front porch expansion. The request aligns with the Official Plan's heritage guidelines and maintains the streetscape character. Carried 5-0.

Application at 15 Tamsin Street to vary the front yard setback for a new driveway. A neighbour raised a concern about sightlines at the intersection. The Planner recommended a condition for a mirror square sightline clearance. Carried 4-1.

By-laws

The Committee of Adjustment does not pass by-laws. The body recommends decisions to City Council, which holds the authority to enact them. No by-laws were passed at this meeting.
