Delegations
The committee heard from a resident living in the Old Mill neighbourhood regarding a proposed fence. A representative from a local development firm also spoke about a laneway housing project.
Reports and decisions
Minor variance at 45 Mercer Street
An application was reviewed to allow a two-storey deck to extend slightly into the required side yard. The committee found that the design respects the character of the street and does not block neighbouring views. Carried (4-1).
Consent to sever at 12 Tamsin Street
The committee approved the severance of a rear portion of the property to create a new lot for a laneway home. The applicant met the requirements for parking and access. Carried (5-0).
Minor variance at 88 Mill Street
A request was made to widen a front porch beyond the standard allowance. The committee agreed the addition improves accessibility and matches the heritage character of the building. Carried (4-1).
Minor variance at 15 Corvid Way
The committee reviewed a proposal to build a six-metre fence in a zone that allows only four metres. After considering the impact on sightlines for drivers, the committee voted to refuse the variance. Defeated (5-0).
Consent for parking reconfiguration at 200 Benchlands Drive
The committee approved changes to a commercial parking lot layout to add accessible spaces and a loading zone. The plan meets the official planning standards. Carried (5-0).
By-laws
No by-laws were passed. The Committee of Adjustment recommends decisions; only City Council can pass by-laws.
Adjournment
The meeting ended at 7:45 p.m.
