By-law 2023-166: A by-law to amend Zoning By-law 2016-040 (permitted uses at 100 Water Street)
The City of Wrenford passed By-law 2023-166 on November 13, 2023, at the regular Council meeting. This by-law updates the Zoning By-law 2016-040 to allow specific cultural and community uses at the property located at 100 Water Street in the Downtown neighbourhood. The change supports the City's arts and culture grant initiatives by making it easier for local groups and artists to operate in a designated space.
The main provision of this by-law is to add a new permitted use category to the zoning schedule for the site. Under the updated rules, the property can host community meetings, small-scale art exhibitions, and cultural workshops without requiring a separate site plan approval or a minor variance. This streamlined process helps local organizations focus their resources on programming rather than paperwork.
Anyone who owns, leases, or manages the property at 100 Water Street falls under this by-law. It applies to current and future tenants who wish to use the space for the approved cultural and community activities. The rules do not change how the building is maintained or how it meets the Ontario Building Code standards.
There are no fines or penalties attached directly to this zoning amendment. However, all uses must still follow the Noise By-law 2016-122 and the Property Standards By-law 2019-112. If a tenant runs a business or holds public events that generate heavy traffic, they may need to apply for a business licence or a street use permit through the regular application process.
This by-law takes effect on the day it receives Royal Assent, which happened shortly after the November 13, 2023 vote. It amends Schedule 1 of Zoning By-law 2016-040 to update the permitted uses list for the lot at 100 Water Street. It does not repeal any existing sections of the zoning by-law.
A certified copy of the full by-law is available for public review at the Clerk's Office at Wrenford City Hall, 100 Mercer Street, during regular business hours. You can also request a copy by calling 519-555-0100 or visiting the By-laws page online.
