By-law 2023-177: A by-law to amend Zoning By-law 2016-040 (rezoning of 45 Mercer Street)
By-law 2023-177 amends the City of Wrenford Zoning By-law 2016-040 to update the land use rules for the property located at 45 Mercer Street. The main purpose of this by-law is to rezone the site from Residential Detached to Residential Multi-Unit. This change makes it possible to build a larger housing structure, such as a low-rise apartment building or a row house, on the lot. The rezoning supports the Affordable Housing Strategy by increasing the number of homes available in a central neighbourhood.
This by-law applies directly to the property at 45 Mercer Street. It does not introduce any new fines, fees, or rates. The amendment becomes effective immediately upon receiving royal assent and being registered with the county. It amends the Zoning By-law 2016-040 and does not repeal any other by-laws.
Property owners and residents who need a copy of the full by-law can visit the City Clerk's office at Wrenford City Hall, 100 Mercer Street. The office is open Monday to Friday from 8:30 a.m. to 4:30 p.m. A certified copy is available during these hours. If you have questions about the zoning change or how it affects development on the property, you can contact the Planning and Development department.
