Planning applications

Find out how to submit, track, and pay for planning applications in Wrenford, including timelines, required documents, and next steps.

Find and track planning applications

Use the Planning Application Search Tool to view active and past requests. You can search by address, application number, or applicant name. The tool shows the current status, who is reviewing the file, and any upcoming public meeting dates.

How to submit a planning application

All new planning applications must be submitted through the Wrenford ePlan Portal. You will need to create an account and upload your completed forms, plans, and supporting studies. Make sure you check the checklist for your specific application type before you submit. Incomplete files will be returned and the review clock will not start until everything is received.

What you will need

  • Completed application form for the type of request
  • Site plans, drawings, and technical studies (as required)
  • Application fee payment (credit card or pre-arranged account)
  • Land title search showing legal interest in the property
  • Proof of public notice or mailing list for affected neighbours

Processing times and fees

Processing times depend on the complexity of the application and how much public feedback is received. The Planning processing times page lists standard timelines for each application type. A completeness check fee of $125.00 applies if a file is returned before formal review begins. Full fee schedules are available on the Planning fees page.

What happens after approval

Once a planning application is approved, you may need to satisfy additional conditions before construction can start. These can include signing a development agreement, paying development cost charges, or obtaining a building permit. Some approvals require a site plan control agreement to finalize landscaping, fencing, and lighting details. You can check the status of your permit or inspection requests through the ePlan Portal.

Public notice and appeals

Most planning applications require you to notify neighbours and post a sign on the property. The City will also advertise your application in the local newspaper and on the website. If you disagree with a decision, you have thirty days to appeal to the Ontario Land Tribunal. You can find more details on the Appeal a planning decision page.

Planning policy review

Applications are reviewed against the City of Wrenford Official Plan, the Zoning By-law 2016-040, and provincial policy statements. Staff will check that your proposal matches the city's long-term goals for housing, commercial growth, and infrastructure. If your project needs a change to the rules, you may have to apply for a minor variance or a zoning bylaw amendment first. The City will also consult with Tamsin Valley Public Health and the Tamsin Valley Conservation Authority when a project affects water, sanitation, or the river corridor.
