What is a zoning bylaw amendment?
A zoning bylaw amendment changes how a piece of land can be used or built on. Wrenford's Zoning By-law 2016-040 divides the city into districts that set rules for things like building height, lot size, setbacks, and what kinds of businesses or homes are allowed. If your project does not follow these rules, you may need to ask Council to amend the by-law.
When do you need one?
You will need to apply for an amendment if you want to:
- Change the zone classification for your property
- Build a use that is not currently allowed in your area
- Change the size, height, or location of a building beyond what the by-law allows
- Modify a development agreement tied to a previous rezoning
For small changes that do not require a full amendment, you may be able to apply for a minor variance through the Committee of Adjustment.
How to apply
Start your application using the Wrenford ePlan Portal. You will need to submit a completed application form, a site plan, and any required studies (like traffic, environmental, or servicing plans). You can also drop off a paper application at the One-Stop Development Shop in Room 200 of Wrenford City Hall.
Before you submit, consider booking a pre-development consultation to discuss your idea with staff. This helps you understand what is required and avoids delays later.
Fees
Planning fees are set out in the Fees and Charges By-law 2025-151. A non-refundable completeness check fee of $125.00 applies to all applications. The full application fee depends on the property type and scale of the change. Pay all fees at the time of submission to keep your application moving.
What happens after you apply?
Once your application is complete, staff will review it against the Official Plan and other municipal policies. The standard processing time is 120 business days.
During the review, the City will issue a public notice. Neighbours and the public will have a chance to review the proposal and submit comments. If the amendment is supported, it will go before Council for a public hearing. If Council approves it, the by-law is amended and the new rules apply to your property.
Tell us what you think
The City values community input on all zoning changes. You can attend information sessions, view interactive maps on the planning website, or submit written comments to the City Clerk before the public hearing date. All meetings are open to the public and livestreamed.
