Zoning bylaw

Rules in Zoning By-law 2016-040 control how you use land and what you can build in Wrenford.

What the zoning by-law covers

Zoning By-law 2016-040 sets the rules for how you can use your property and what you can build. It makes sure that homes, businesses, and industries fit well together in your neighbourhood. The by-law applies across all six wards of Wrenford and helps keep our community safe and functional.

Key rules to know

  • Lot size and setbacks: How far buildings must be from the front, side, and back property lines.
  • Height limits: How tall structures can be based on the zone you are in.
  • Parking and loading: How many spots you need for a home or business.
  • Outdoor storage and fences: Rules for keeping items outside and building barriers.
  • Noise and buffers: Keeping industrial and commercial areas away from homes.

Find your zone

Every address in Wrenford falls into a specific zone, like Residential, Commercial, or Industrial. To check your zone and see what is allowed on your property, follow these steps:

  1. Go to the Find land use bylaw maps page.
  2. Enter your address or parcel number in the search box.
  3. Match the zone name on the map to the detailed text in the by-law.
  4. Check the Zoning bylaw basics page for common terms and definitions.

Need a change to your property?

If your current zone does not allow what you want to do, you have a few options. You do not always need to change the zone itself.

  • Minor variance: If you need a small change to existing rules, like a setback or height limit, you can apply for a minor variance.
  • Rezoning: If you want to change the zone entirely or add a new type of business, you must apply to rezone your property.
  • Official Plan: Check the Official Plan to see how your land is meant to be used in the long term. The by-law must match the plan.

Fees and timelines

Planning applications take time to review. Staff check how your project affects traffic, parking, and neighbouring properties. You must pay the application fee when you submit your request. The City will not start the review until the fee is received.

Application type Fee Processing time
Zoning bylaw amendment $450.00 Eight to ten weeks
Minor variance $365.00 Four to six weeks
Site plan control $650.00 Six to eight weeks
