What is zoning?
Zoning is how the City manages growth and keeps communities safe and functional. The Zoning By-law 2016-040 divides the city into districts, which we call zones. Each zone has a set of rules that control what you can build, how high it can be, how close it must be to your property line, and how much space you need for parking and landscaping.
What does the by-law cover?
The by-law sets standards for almost every property in Wrenford. You will find rules about:
- Permitted uses — what activities are allowed in each zone, such as homes, shops, or light industry.
- Setbacks — how far a building must be from the front, side, and back property lines.
- Height and size limits — how tall a building can be and how much of your lot it can cover.
- Parking and loading — how many parking spaces you must provide and where driveways go.
- Signage — where and how large business signs can be.
- Secondary suites and backyard suites — rules for adding a rental unit to an existing home.
How to find your zone
Every property in Wrenford has a specific zone. To find out what rules apply to your property, use the interactive zoning map. You can also view the full land use bylaw maps as downloadable PDFs. If you need help navigating the map, call our Zoning Map Help Line at 519-555-0100 or email [email protected] during regular business hours.
Frequently asked questions
Do I need a building permit for my project?
Not every project requires a building permit, but almost all construction, major renovations, and changes to a building's structure do. Check the Do I need a building permit page to see if your project falls under the exemption list. If it does not, you will need to submit a building permit application.
Can I build a secondary suite or a backyard suite?
Yes, in many residential zones you can add a secondary suite (an internal unit) or a backyard suite (a detached garden suite). Each has its own set of rules for size, height, parking, and safety. Visit the Secondary suites and Backyard suites pages for checklists, fees, and step-by-step instructions.
What if I want to change my zone or break a rule?
If your project does not follow the current zoning rules, you may need to apply for a zoning by-law amendment, a minor variance, or a site plan control approval. These applications go through a review process with planning staff and may require a public hearing or a decision by the Committee of Adjustment. Start by visiting the Planning applications page.
How do I report a zoning violation?
If you see a property that appears to be breaking zoning rules—such as an unpermitted addition, illegal business activity, or unapproved parking of recreational vehicles—please submit a report through the Report a zoning violation page. Our By-law Enforcement team will review your report and take action as needed.
