What is a secondary suite?
A secondary suite is a self-contained living space inside a larger home. It includes its own kitchen, bathroom, and separate entrance. The suite can share an internal entrance with the main house, but it must have all the basics for independent living.
Wrenford allows secondary suites in most residential zones. You can only have one suite per property. A suite cannot be sold separately or strata-titled. It must remain part of the primary dwelling.
Zoning and safety rules
Before you start, check the Zoning by-law to make sure your neighbourhood allows suites. The suite must meet the Building permits requirements for safety.
All suites must include:
- Smoke and carbon monoxide alarms on every level and in each bedroom
- Egress windows in every bedroom that open easily in an emergency
- Fire-rated drywall between the suite and the main house
- Proper ventilation and heating that meets code
- On-site parking, unless the suite is under 33 square metres or near a frequent transit stop
Steps to create or legalize a suite
- Check your zoning. Make sure your property is in a zone that allows secondary suites. You can view the map in the Zoning section.
- Prepare your plans. You will need scaled floor plans and site plans showing all rooms, windows, doors, stairs, and parking. A professional designer or contractor can help.
- Apply for a building permit. Submit your plans and application at the Civic Operations Centre or online. You must pay the application fee before the review starts.
- Book inspections. Once your permit is issued, you must book inspections at the rough-in stage and the final stage. The suite is not legal until the final inspection is passed.
- Register the suite. After passing inspection, you must register the suite with the City. This keeps a record of the dwelling for safety and planning purposes.
- Apply for a business licence. If you plan to rent the suite out long-term, you need a Business licence. You do not need one if a family member lives there.
