Site plan control

Learn what site plan control is, when it applies, and how to get your development approved in Wrenford.

What is site plan control?

Site plan control is a planning process that reviews the detailed design of a development. It makes sure your project fits with the Official Plan, the Zoning By-law 2016-040, and other City standards. This step happens after you get zoning approval but before you apply for a building permit.

When does site plan control apply?

You need site plan control approval for most new buildings, changes to existing buildings, and major renovations. It also applies to new parking lots, driveways, and outdoor storage areas. Single-detached houses and duplexes built in residential zones usually do not need a separate site plan approval. You can check if your project needs one on the Building Permits page.

What gets reviewed?

Planning staff review your site plan to make sure it meets City standards. They look at:

  • Building design, height, and placement on the lot
  • Parking spaces, driveways, and loading areas
  • Landscaping, trees, and open spaces
  • Street lighting and building signs
  • Stormwater management and drainage
  • Walkways and access for people with disabilities
  • Fencing and outdoor storage

How the process works

  1. Pre-application meeting: We recommend meeting with a planner before you submit. This helps you understand what documents you need and avoids delays.
  2. Submit your application: Send your complete application to the Application Centre at Room 200, Wrenford City Hall, 100 Mercer Street, Wrenford, ON N4Q 1A1.
  3. Staff review: Planning staff check your plans against the Official Plan, Zoning By-law 2016-040, and engineering standards. We may send your file to the Wrenford Police Service, Wrenford Fire Rescue, Tamsin Valley Public Health, or the Tamsin Valley Conservation Authority for their input.
  4. Revision and approval: You will receive a list of changes needed. Once you submit the revised plans and pay the fee, staff will issue your site plan approval.
  5. Construction: You must follow the approved site plan. Major changes require a new review. Staff may visit the site to check that construction matches the approved plans.

Fees

The application fee is listed in the By-laws. A $125.00 completeness check fee applies if an application is returned for missing information. You must pay the full fee before staff begin the review.
