Before you apply
Building a new home requires a building permit to make sure your construction meets the Ontario Building Code, the Building Code Act, 1992, and the City of Wrenford's safety standards. This page covers single-detached homes, duplexes, and laneway houses. Before you submit an application, check your property's zoning on the interactive zoning map. Your lot must meet minimum dimensions, setback requirements, and height limits. If you are unsure about your lot, book a pre-development consultation to meet with a planner and review your plans early.
How to apply
Submit your application through the online application portal. You must upload a complete set of construction drawings, a site plan showing all buildings and driveways, and a lot grading plan that shows how stormwater will drain away from your home. You must also provide proof of enrollment in the Ontario New Home Warranty Program.
Effective March 1, 2026, you must include roof truss assemblies that are authenticated by a licensed engineering professional. This rule applies to all new Part 9 residential buildings, including single-detached homes, duplexes, and row houses. You can drop off paper forms at the One-Stop Development Shop in Room 200, Wrenford City Hall, 100 Mercer Street, Wrenford, ON N4Q 1A1, or mail them to the Planning and Development department.
Permit fees
Permit fees are calculated based on the prevailing market value of your construction project. The base fees for new residential buildings are listed in the Fees and Charges By-law 2025-151. You can use the Building Permit Fee Calculator to get an estimate before you apply. Base permit fees are:
- New single detached house: $1,850.00
- New duplex: $2,100.00
Additional fees apply for lot grading inspections, water connections, and safety codes council charges. Payment is due at the time of application. You can pay by credit card online, or by cheque at City Hall.
Inspections and occupancy
Once your permit is approved, you must book inspections at specific stages of construction. Use the Wrenford Permit Portal to schedule visits. You must book at least ten business days in advance. Required inspections include footing and foundation, framing, insulation, and final. City Safety Codes Officers will check that your work meets the Ontario Building Code. You are responsible for uncovering work if an inspector requests it.
After you pass all mandatory inspections, the City will email you an occupancy permit. You cannot legally live in the new home until this permit is issued. If you need a reinspection, a fee applies under the Fees and Charges By-law.
