About permit fees
Building permit fees cover the cost of reviewing your plans, scheduling inspections, and making sure your project meets the Ontario Building Code and our local by-laws. All fees are set out in the Fees and Charges By-law 2025-151. We adjust them every year to keep pace with the cost of living and to stay within the limits set by the province.
How fees are calculated
Your permit fee depends on the type of project, the size of the building, and the total value of the work. For new homes and large commercial projects, the city uses a valuation-based formula. This means the fee is based on the total construction cost you estimate. For smaller jobs, like adding a deck or changing a plumbing fixture, the fee is a flat rate. Some permits, like trade permits for electrical or plumbing work, have a set price regardless of the project size. You can use our online fee calculator to get an estimate before you apply.
