Do you need a permit?
Before you start any work on your home, check if your project requires a building or development permit. Minor repairs and cosmetic changes usually do not, but structural changes, moving walls, or adding new plumbing require approval.

Steps to renovate or alter your home
- Review regulations and zoning. Check the Zoning bylaw to ensure your renovation meets height, set-back, and use rules. If you are creating a secondary suite, see the Secondary suites page for extra requirements.
- Prepare drawings and a budget. You will need scaled floor plans, elevations, and a list of materials. If your project is complex, hire a qualified designer or contractor. You can also book a free pre-development consultation at Wrenford City Hall.
- Submit your application. Upload your drawings, application form, and any required reports through the online portal. Homeowners or licensed contractors can apply. If you are not the owner, include a signed letter of authorisation.
- Pay the fees. Once staff review your application for completeness, you will receive a notice to pay. Pay online by credit card or visit the Planning and Development desk at City Hall. Visit the Building Permit Fee Calculator to estimate your costs.
- Book inspections. After your permit is issued, book inspections through the Building inspections page. You must book at least 10 business days in advance. Cancel at least two hours before your appointment to avoid re-inspection fees.
- Get trade permits. Most renovations require separate permits for plumbing, electrical, gas, and mechanical work. These must be obtained by licensed tradespeople before the work begins.
- Complete the work and final inspection. Once all inspections are passed, your renovation is complete. Keep a printed copy of your approved permit and drawings on site for inspectors.
Renovation and alteration permit fees
Permit fees are based on the total value of work and the type of structure. The base processing fee for a renovation or alteration permit is $125.00. Additional review fees apply for projects involving structural engineering or heritage property changes.
Trade permit fees are separate and charged per trade. Refer to the Building Permit Fee Calculator for a detailed breakdown.
Amending an issued permit
If you need to change your plans after the permit is issued, you must submit a permit amendment request. Minor changes may be handled over the phone, but significant changes to the layout, structure, or use require a formal amendment and may require a re-inspection. Submit your amendment request through your online permit account or bring a completed form to the Planning and Development desk.
