About industrial building permits

Industrial building permits cover manufacturing plants, warehouses, heavy workshops, and processing facilities. If you plan to construct, expand, or renovate a building in an industrial zone, you must secure a permit before any work begins. These permits ensure your project meets safety standards, zoning rules, and environmental requirements.

Before you apply

Start with a pre-development consultation to discuss your site, zoning, and servicing needs. You will need to submit the Commercial Checklist with your application. Staff will review your plans against the Zoning bylaw and the Ontario Building Code.

How to apply

Submit your application through the Wrenford ePlan Portal. Attach the completed Commercial Building Permit Application form, site plans, structural drawings, and proof of your current business licence. Environmental site assessments may be required depending on your zone and the history of the property.

Processing takes twenty business days from the date your application is deemed complete. Staff will contact you if additional information is needed. Once approved, you will receive your permit electronically.

Fees

The base fee for a new industrial building permit is $2,400.00. Additional fees apply for electrical, plumbing, mechanical, and gas trade permits. Use the Building permit fee calculator to estimate your total cost. Payment is made electronically through the portal once your permit is issued.

Industrial facilities often require additional approvals alongside your building permit:

  • Wastewater discharge: Manufacturers discharging process water into the municipal sewer must obtain a permit from Environmental Protection. Contact the Water & Wastewater department for details.
  • Industrial waste disposal: Bulk industrial waste, treated wood, and hazardous materials are accepted only at the East Wrenford Waste Management Facility under a separate waste permit. Call the facility directly to schedule a drop-off appointment.

Inspections and compliance

Once construction begins, schedule inspections through the Wrenford Permit Portal. Inspections verify that work matches approved drawings and meets safety standards. The By-law Enforcement team monitors active sites for compliance with construction season schedules and noise bylaws. Unaccompanied inspections are not permitted for industrial sites.
