Delegations

Three delegations spoke during the meeting. A resident from the Fallsview neighbourhood spoke in support of a fence appeal. A representative from a local development firm presented plans for a lot severance. A neighbour from the Old Mill area shared concerns about a proposed rear addition.

Reports and decisions

Minor variance for a rear addition at 45 Mercer Street

The applicant asked for permission to build a two-storey addition that comes closer to the side yard than the Zoning By-law 2016-040 allows. The planner confirmed the design matches the neighbourhood character and does not block sunlight or overshadow adjacent properties. Carried unanimously.

Consent to sever a lot at 12 Tamsin Street

The applicant requested to split the property to allow a secondary suite on the front portion. The planner reviewed the site plan and confirmed it meets all zoning rules for parking, servicing, and lot width. Carried 3-2.

Appeal of a building permit refusal at 88 Mill Street

The applicant appealed a permit denial for a 1.8-metre front fence. They argued the fence is safe and maintains clear sightlines for traffic. The committee found the fence complies with safety standards and does not create a public nuisance. Carried unanimously.

Minor variance for a commercial sign at 22 Albert Street

The applicant requested a variance to install a larger illuminated sign. Several neighbours spoke about light spill into nearby homes. The committee decided the impact on the neighbourhood outweighed the benefits. Carried 2-3 (Defeated).

Consent for a laneway suite at 15 Mill Street

The applicant proposed creating a laneway suite and adjusting the driveway. The planner noted that the layout provides adequate parking and does not affect street traffic or stormwater runoff. Carried 4-1.

No by-laws were passed. The Committee of Adjustment recommends by-laws to City Council for approval. You can view past by-laws on the By-laws page.
