Committee of Adjustment meetings 2026

Here is what the Committee decided regarding your neighborhood applications and local requests.

Committee of Adjustment meeting, September 16, 2026

Attendance

The Chair, the Vice-Chair, and four appointed resident members were present to review the week's applications. City staff included Secretary-Treasurer Farid Haddad, who managed the filings, and a Planner, who provided technical advice on zoning and site requirements.

Delegations

A resident from the Benchlands neighbourhood spoke regarding a minor variance for a deck extension. They explained how the new layout would improve backyard access without affecting the street. The Committee listened and noted the resident's concerns about neighbour privacy before moving to the formal reports.

Reports and decisions

Minor variance for a deck extension at 25 Benchlands Drive. The Committee reviewed the application and voted to recommend approval. Members noted the extension does not block the view or reduce required setbacks. The Planner confirmed the design meets the site plan standards. Carried 4-1.

Consent to subdivide a residential lot on Corvid Way. The Planner presented a traffic impact study showing increased vehicle trips during peak hours. Members raised concerns about street capacity and school bus routes. The Committee concluded that the subdivision would strain local infrastructure. The application was denied. Defeated 5-0.

Variance from the height limit for a garage at 110 Water Street. The applicant requested to exceed the standard height by one metre to accommodate a second-floor storage room. The Committee found no negative impact on neighbours or the streetscape. The Planner verified the setback distances. Carried 5-0.

Review of a by-law enforcement matter regarding a fence. A complaint about a fence height was discussed. The Committee reviewed the property standards and upheld the original notice. Members emphasized the importance of maintaining consistent boundaries in the area. Carried 3-2.

By-laws

No by-laws were passed. The Committee recommends changes to zoning and development rules, but only Council can pass by-laws. You can view past decisions on the By-laws page or contact the City Clerk for copies.

Adjournment

The meeting adjourned at 7:45 p.m. The next scheduled meeting will be announced on the Meetings & Agendas page.
