Committee of Adjustment meeting, February 18, 2026

Attendance

The Committee of Adjustment met on Wednesday, February 18, 2026, at 6:00 p.m. in Committee Room 2, Wrenford City Hall, 100 Mercer Street. Present were the Chair, the Vice-Chair, and three other members. One member sent regrets. Staff in attendance included the Secretary-Treasurer of the Committee, Farid Haddad, and a Planner, Elena Petrova.

Delegations

The Committee heard one delegation from a resident who owns property on Benchlands Drive. The resident asked for clarification on how the new setback rules apply to older homes. The Planner explained the process and answered the questions before the meeting continued.

Reports and decisions

1. Minor variance for a deck on 220 Lachance Street

The applicant wants to build a deck that sits 30 centimetres closer to the side property line than the zoning by-law allows. The Planner noted that the deck will not block the neighbour's view or sunlight. The Committee voted to approve the variance, with a condition that the applicant provide a fence plan for the side yard. Carried, 5-0.

2. Minor variance for a fence height on 15 Mill Street

The homeowner requested permission to build a 1.8-metre privacy fence in the front yard. The by-law limits front-yard fences to 1.2 metres. Staff confirmed the fence will not block sightlines at the street corner. The Committee approved the request. Carried, 5-0.

3. Minor variance for a shed setback on 88 Mill Street

The applicant is building a detached garage that extends 50 centimetres into the required rear yard space. The Planner reviewed the site plan and confirmed the structure will not encroach on the Tamsin Valley Conservation Authority shoreline zone. The Committee approved the variance, 4-1.

4. Minor variance for a window on 45 Mercer Street

The applicant plans to add a window to the side of a heritage home. The window will be 10 centimetres wider than the zoning allows for side-yard windows. The Heritage Advisory Committee reviewed the design and recommended approval. The Committee granted the variance, provided the applicant uses matching brickwork. Carried, 5-0.

By-laws

No by-laws were passed. The Committee only reviews minor variance requests and makes recommendations to City Council.
