Committee of Adjustment meeting, June 17, 2026
Attendance
The Chair, Vice-Chair, and three members attended the meeting. The Secretary-Treasurer, Farid Haddad, and a Planner from the Planning & Development department were also present to provide staff reports and answer questions. No regrets were received.
Delegations
A resident from the Benchlands neighbourhood spoke in support of a proposed variance for a backyard deck. They explained how the change would improve accessibility for their family and keep the structure within sightlines. A representative from a local engineering firm presented a site plan amendment for a mixed-use building on Water Street. The presentation covered traffic flow, loading zones, and parking arrangements for the new development.
Reports and decisions
- A request for a fence height variance at a property on Corvid Way was reviewed. The committee approved the application to allow a taller fence in the rear yard, noting it meets neighbourhood character guidelines and does not block sunlight for adjacent homes. Carried 3-0.
- A consent application to sever a portion of a lot in the Old Mill neighbourhood for a new laneway house was discussed. The committee approved the severance subject to standard servicing conditions, a tree replacement requirement, and a legal agreement for shared driveway maintenance. Carried 4-0.
- A site plan control exemption was requested for a commercial renovation on Tamsin Street. The committee reviewed the proposed facade changes and approved the exemption to move the project forward without a full site plan review. Carried 3-1.
- A minor variance was requested to reduce the required parking spaces for a small business on Mill Street. The committee found the reduced count acceptable given the downtown location, walking distance to transit, and existing curb cuts. Carried 3-1.
- An application for a rear-yard addition in the Riverside Flats neighbourhood was reviewed. The committee determined the addition meets the official plan and zoning requirements, provided the homeowner installs appropriate drainage and maintains a five-metre setback from the property line. Carried 2-2.
By-laws
No by-laws were passed at this meeting. The Committee of Adjustment recommends changes to zoning and parking rules to Council for final approval. Residents can review proposed changes on the Zoning page.
