Zoning letters and real property reports

Learn how to get a zoning letter to confirm property use, or apply for a real property report compliance letter when building or buying a home.

What is a zoning letter?

A zoning letter is an official confirmation from the City of Wrenford that explains the zoning category of a property and lists the uses that are allowed on that site. You might need this letter to confirm what you can do with your land or to verify a neighbour's property.

When would I need a zoning letter?

  • You are buying or selling a property and want to verify the current zoning.
  • You plan a development or renovation and need to confirm what is permitted in your zone.
  • A lawyer, lender, or real estate agent requires official documentation of the property's zoning status.

How to apply for a zoning letter

Any property owner or an authorized representative can apply. If you are not the owner, you must include a signed letter of authorization.

You can submit your application by email or in person at City Hall. Please include the property address, legal description, and your contact information.

Email: [email protected]

In person: Service Wrenford counter, Room 101, Wrenford City Hall, 100 Mercer Street, Wrenford, ON N4Q 1A1. Monday to Friday, 8:30 a.m. to 4:30 p.m.

What is a real property report and compliance letter?

A real property report (RPR) is a detailed survey prepared by an Ontario land surveyor. It shows your exact property boundaries and the location of all structures, fences, and decks on the land.

A compliance letter (sometimes called a certificate of compliance) is issued by the City after we review your RPR. It confirms that the buildings and structures on your property meet the setback and location requirements of Zoning By-law 2016-040. The City does not verify building code compliance or permit history through this letter.

When would I need an RPR or compliance letter?

  • You are buying or selling a home. Lenders and lawyers usually require a current RPR with a compliance letter to protect the transaction.
  • You plan to build a new structure or add a deck, and want to confirm your setbacks before you start.
  • You have a boundary dispute with a neighbour or the City and need an official survey.
  • You need to identify the location of easements or rights-of-way on your property.

How to apply for an RPR compliance letter

Only a property owner, a registered Ontario land surveyor, or an authorized agent can apply. You must submit a completed application form along with a current, signed RPR.

Email: [email protected]

In person: Service Wrenford counter, Room 101, Wrenford City Hall, 100 Mercer Street, Wrenford, ON N4Q 1A1.

Our staff will review the report against the zoning by-law. If the property meets all setbacks, we will issue the compliance letter. If there are encroachments or violations, we will notify you of what needs to be addressed. Please note that the City does not review private encroachments (between neighbours) through this process.

Requesting a copy of an existing RPR

If you need a copy of a previously submitted RPR, please email the property address, the full names of the owners on title, and a signed letter of authorization if you are not the owner. We will email you a digital copy or you can pick up a printed copy at City Hall.
