Building and zoning certificate request

Get official records on your property's zoning, building status, and setbacks for real estate or planning.

You can request official certificates from the City to check your property's zoning, building status, and setbacks. These documents are useful for property sales, redevelopment planning, and legal due diligence.

What You Can Request

The City offers three types of certificates:

  • Building Compliance Certificate: Shows the status of open building permits, any active orders or infractions under the Property Standards By-law 2019-112 or other municipal by-laws, and outstanding notices. This does not confirm that the property meets all current codes, but it lists known issues on file.
  • Zoning Certification Letter: Confirms the current land use zone, permitted uses, building types, and any heritage or intensification designations on the property.
  • Building Siting Certificate: Verifies whether an existing building meets the setback and siting rules in the Zoning By-law 2016-040, based on a survey you provide. See Zoning bylaw basics and frequently asked questions for full rules on setbacks and permitted uses.

Who Can Request

You do not need to be the registered property owner to request a certificate. If you are not listed on the title, you must include a signed letter of authorization from the owner. Real estate professionals, developers, and legal advisors can also request these documents.

What You Need to Submit

All requests require the full civic address of the property. For a Building Siting Certificate, you must also attach a legible Surveyor's Certificate or Real Property Report.

Fees and Processing

The fee is $165.00 per certificate. Payment is due after your request is processed and before the documents are released. You can pay by phone or in person at the Service Wrenford counter at City Hall.

The City issues certificates within five business days of receiving a complete application and confirmed payment. Staff will contact you when your documents are ready.
