What is a standardized district?
A standardized district is a pre-approved zoning category that allows specific building types—like townhouses, rowhouses, and low-rise apartments—without requiring a full public hearing. These districts follow clear design rules so you know exactly what is allowed on your property.
When to use this application
You can use the standardized district process if your project matches the exact rules in the zoning map. If your site has unique features or you need a change to the rules, you may need to apply for a minor variance or a regular rezoning instead.
How to apply
Follow these steps to submit your application:
- Check the zoning map to confirm your property is in a standardized district.
- Review the design standards in the zoning by-law.
- Complete the application form and attach your site plan, elevations, and a survey.
- Submit your package online through the Wrenford Permit Portal or in person at City Hall.
Fees
The application fee for a standardized district rezoning is $2,800.00. This fee covers the staff review and council processing time. Fees are non-refundable.
Processing time
Applications are reviewed by planning staff and then sent to Council for approval. You can expect a decision within six to eight weeks after your application is complete.
